6 x Weeks of Rent. 2 Weeks of Rent as a Holding Deposit for the room. 4 Weeks of Rent as a Bond Payment, for the room. See other FAQ questions for more details on these items. The bank reconciliation fee ($24.00 per 6 months) must also be paid prior to signing the lease.
The holding deposit secures your interest in the room and is credited as your first 2 weeks of rent when the lease agreement is signed and keys are collected.
The bond is sent to the Residential Tenancy Authority (RTA) where it held until after you vacate the property. The RTA will then return your bond monies to you less any amounts you may owe to Hive, such as unpaid rent or damages, at the end of your lease. Please note that RTA policy dicates that bond refunds must be paid into an Australian bank accounts.
Most residents choose to make direct bank deposits from their local Australian bank account once they have it set-up. We also accept Alipay, WeChat Pay or Cohort Go which can facilitate international payments from most countries.
Your housemates will be a mixtures of both domestic and international students and young professionals. We do not offer gender specific residences.
We do provide a mattress protector however residents must provide their own linen (sheets, pillows, blankets etc.)
Residents are responsibile for cleaning their own rooms and coordinating with their roommates to ensure the cleanliness of all common areas are maintained. To help you out, at most shared properties, Hive provides a common area Cleaning Service on a fortnightly or monthly basis.
General maintenance requests can be logged via email to: maintenance@maintenanceplus.com.auFor all emergency maintenance issues outside of office hours, please refer to the Emergency Contractor List in your lease agreement.
Yes, there is an after hours key drop box however it is preferred for keys to be returned during office hours. If keys are returned to the drop box after hours, residents must be sure to also include a copy of their steam clean receipt (if carried out by a third party cleaner) and their bond refund information (bank account details). Keys should be labelled and placed in an envelope before placing in the drop box, as we can receive a large number of keys each day. Not labelling the keys correctly will result in delays in the processing your property exit report and bond refund.
Bonds are refunded when all rent owing is paid, keys are returned and the room has been returned to the standard of cleanliness/repair it was provided to you in at the start of your tenancy. The RTA has ultimate control over the refund process which can take up to three (3) weeks after the bond refund form is lodged. Please note that RTA policy dictates that bond refunds must be paid into an Australian bank account.
